Here we are in August already, we hope your summertime is going well. Sometimes, with the kids and grandkids off school, summer can become a juggling act. Hopefully, you’re finding some downtime in amongst all the fun.

It’s been an extremely busy month in the lettings market in North Oxfordshire and South Northamptonshire. Let’s briefly examine the local rental market facts and figures.

Across North Oxfordshire and South Northamptonshire, there are 1,393 rental properties currently available. This is a decrease from last month when there were 1,725. This demonstrates the huge demand for rental properties in the area. There were 350 new rental properties that became available over the last 14 days. 

There are some differences between the areas. In North Oxfordshire, the average rental price is £1,640 pcm, compared to 732 pcm in South Northants. In North Oxfordshire, there are 246 properties available in the £500 - £1000 pcm bracket, with 347 available in South Northants. In the £1000 - £2000 pcm price band, there are 515 available in North Oxfordshire and 34 in South Northants.

In North Oxfordshire, there are 288 properties available that have 2 bedrooms. This has increased from 239 last month when they achieved an average rent of £1,661 pcm. In July, they achieved £1,691, a £30 pcm increase. There were 155 available with 3 bedrooms, achieving an average rent of £2,202 pcm, in June. Last month, there were 211 3-bedroom rentals available, with an average rent of £2,179.

In South Northants, there are 172 two-bedroom properties available, compared to 118 in June. They received an average rent of £883 pcm last month but achieved £926 pcm in July. There were 99 three-bedroom properties available in June. They were achieving an average rent of £1,091 pcm. In July, this number had increased to 156 with an average rent of £1,159.

As a landlord, it’s important to choose the right partners in order to look after your portfolio and tenants, which will in turn maximise your investment. This means selecting the right tradespeople, the right marketing, or making it simple and choosing the right letting agent.

One example of this is utilising the simple, yet effective floorplan. Letting Agent Today reported that lettings properties that are marketed with a floorplan achieve higher rents than those without.
